Character apartment 70m2 in center of Talloires village with 3 balconies and views. A few minutes walk to everything ! The lakefront , bakery, groceries, restaurants and cafes, hiking trails, voie vert for cycling. The perfect spot to enjoy Annecy lake.

The Apartment occupies the top 2 levels of this character building. A flight of stairs leads you up to the entry level with salon open plan kitchen and dining room with 3 small balconies and lovely views of the village and area. A washing machine and dryer is cleverly stored under the stairs. A shower room and toilet completes this level. The top floor comprises of a master bedroom with a queen size bed and family bedroom containing 2 single beds or a double. Above this bedroom a very steep staircase leads to a mezzanine level and contains a double bed. The bedrooms have views of the lake. A family bathroom contains a bath with shower over, basin and toilet.

Across the small path from the building is an exterior terrace you can use and BBQ . This area is shared with apartment 2

You are in the center of this gorgeous village with everything you need a few minutes walk away. Grocery shop, bakery, cafes and restaurants. The lake and port area is 5 minutes walk away.

Neighbourhood

Talloires is a typical little French village with a lot of character! It's a paradise for nature, sports and food lovers.

Winter sports lovers can enjoy the family resorts of La Clusaz and Le Grand Bornand (45 mins) or smaller local resorts Montmin (15 mins) and La Sambuy (30 mins). Chamonix, Meribel, Courchevel and Val d'Isere are 1h15-1h30 away.

Set on the lake but with woods and mountains just behind, it offers a huge range of exciting activities including water-sports, paragliding, canyoning, hiking, mountain-biking, road-biking. A 42 km cycle path goes around the entire lake.

Talloires beach is a great spot to relax and enjoy the lake. Kids love the paddling pool, slide, children's pool, diving board, swimming platform, table tennis tables and sandpit/volleyball pitch.

A range of restaurants will keep you entertained in the evening from the Savoyarde on the beach with its amazing views and delicious pizzas, to ultimate gourmet and romantic dining experiences at Michelin-starred chef Jean Sulpice’s Auberge de Pere Bise and the more traditional Hotel de l’Abbaye.

The apartment is part of a typical village townhouse on Rue Noblemaire, in the middle of the village. The grocer, baker and newspaper shop are a few meters down the road as well as a couple of restaurants, the cycle cafe Basecamp where you can hire bike, have a cafe or grab a small bite. Many more restaurants are available 5mn walk from the house, on the water front. Great walks and treks depart from the village, all the watersports and boat hire and shuttles are available from the beach area and Talloires Bay; the cycle lane go through the village ; Tennis courts, mini golf, are also just on our doorstep. Talloires even has its little, cosy cinema.
In summer and winter, the mountain villages and famous stations of La Clusaz and Grand Bornand are an easy 30mn drive away.

House rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm & Check-out by 10am, unless otherwise agreed in writing with the property manager.
- Pets are prohibited unless approved beforehand
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group.
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival.
- A comprehensive holiday home rental insurance is required to rent the property

All of our properties will follow very strict government cleaning guidelines.
Our linen is cleaned by professional services, who also apply government rules and use environmentally friendly products wherever possible.
The environment is precious to us and you will appreciate, by staying with us, the chance we have to benefit from such pure waters and magnificent landscapes. We will therefore draw your attention to avoid waste (electricity and water) and recycle your waste as much as possible. All information will be available in the welcome folder available at the property.
