The apartment features a well equipped kitchen with high tech appliances, oven, microwave and induction hob dishwasher and nespresso machine and the lounge area has a sofa that can convert to sleep one person. There is a Lowe TV set 180 degree swivel, English and French TV and WIFI . The sleeping area is separated from the main room by a glass wall with blinds and it has a Queen size bed and large wardrobes for plenty of storage space. The separate bathroom has an Italian style shower and basin , WC and washing machine . The main room benefits from thermostatic controlled air conditioning.

You are right in the village center, where you will find a small grocer, bakery, newspaper shop, cafes and restaurants. The waterfront, the "Abbaye de Talloires" (where many weddings are held), the restaurants, the beach and sailing club where you can hire boats, paddle, go on a wakeboard outing, catch the water shuttle to go around the lake or go into Annecy town are all less than 5mn walk from the apartment.
-Bike is best! there is a cycle lane around the whole lake . -Bus stop just above the village takes you around the lake and into Annecy , check the timetable -Boat leaves the port of Talloires regularly in the summer months and goes around the lake stopping in Annecy old town . Neighbourhood
The apartment is part of an typical village townhouse and is located right in the middle of the village, on the main "piazza". The grocer, baker and newspaper shop are across the road as well as a couple of restaurants, the cycle cafe Basecamp where you can hire bike, have a cafe or grab a small bite. Many more restaurants are available 5mn walk from the house, on the water front. Great walks and treks depart from the village, all the watersports and boat hire and shuttles are available from the beach area and Talloires Bay; the cycle lane go through the village ; Tennis courts, mini golf, are also just on our doorstep. Talloires even has its little, cosy cinema. In summer and winter, the mountain villages and famous stations of La Clusaz and Grand Bornand are an easy 30mn drive away.

- No smoking except outside the property
- No parties or events unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm & Check-out by 10am, unless otherwise agreed in writing with the property manager.
- Pets are prohibited unless approved beforehand
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group.
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival

All our properties will follow the very strict government guidelines in terms of cleaning. Our laundry is cleaned by professional cleaners, also implementing the Government rules and using eco friendly produces whenever possible. The environment is precious to us, and you will appreciate, whilst staying with us, how fortunate we are to benefit from such pure waters and magnificent landscapes. We will therefore call to your attention to avoid wastage (electricity and water) and to recycle your waste whenever possible. All the information will be available in the Welcome Folder available at the property.
