The Talloires Viewpoint is a typical savoyard chalet recently renovated, with fantastic views on Lake Annecy and the mountains.
The property features a large swimming pool, a large garden, 5 double bedrooms and 4 bathrooms. Located just above Talloires village, on the door step of beautiful trails walks and 10mn away from the lake, it is the perfect location for a nature and sports filled holiday.
This large chalet very recently redecorated offers fantastic views over Lake Annecy and surrounding mountains. Most bedrooms and living spaces benefit from windows and large bay windows onto the garden, pool and lake letting light and views into the house. More photos to come soon but please ask!
The house is split on 3 levels:
At the entry/garden/parking level is a large hallway with plenty of storage; a large double room with ensuite bathroom and access to the lower terrasse, and a laundry room.
The first floor is levelled to the upper garden, a balcony wrapped around the house leading to a large terrasse with outdoor dining and pool. At this level is the main kitchen/dining/lounge area, a double room with ensuite shower and an independent WC.
The last floor features a family bathroom with walk-in Italian shower and 3 double bedrooms: 2 are lake facing (1 of them with 2 single beds) and the 3rd one has its own ensuite bathroom. There is also an independent WC at this level.
The living space are bright and spacious with a large sofa looking out onto the lake, a large TV and an odourless ethanol fireplace, making the space very cosy in winter.
Attached to the lounge is the kitchen and dining: very modern and beautifully designed, the kitchen is fully equipped with a large American style fridge with ice maker, double sink, oven, dishwasher, wine fridge and lots of storage. The large dining table, seats 10 comfortably, perfect for convivial meals.
A large pair of sliding doors open the space up onto the balcony, terrasse, pool and outdoor dining area.
You will enjoy the amazing views of the surrounding landscape from the pool; the outdoor sitting area with umbrellas and sunloungers by the pool side, the large outdoor dining table with BBQ and the large wild garden/orchard. Please note the garden is slopping. It is a great place to play and run around but will not be suited for a football game!
The front courtyard is large and can easily park 5 cars. The property is fully secured with a manual gate and a fence.
Bicycles and sports equipments may be stored in the lockable pool room.
The house has free parking for up to 6 cars.

The great plus of this house are the amazing views over the lake and surrounding area and the quick access to amazing trail walks and cycle roads.
Walking into the village might take approx 20mn downhill and probably about double uphill. Electric bikes are a great way to get around and up to the house.
In Talloires village, you will find a fine bakery, a grocer, newspaper shop and a cycle café where you can hire bikes from. There are also very many restaurants. Warning: from mid october a number of restaurants and waterfront activities close for the winter season.
Talloires also has its own little cinema, showing blockbusters as well as more independant films, French and VO.
Talloires's beach has diving boards and plateforms to jump from, paddling pool, volley ball pitch, a great pizza place, live music etc. The nearby nautical center where you can hire paddle boards, kayaks, pedaloes etc
Just at the bottom of our lane is the cycle lane that goes all around the lake, now fully secured. It is a great run for all the family and you can easily reach Angon and its lovely beach and the south of the lake and stop anywhere along the waterfront to enjoy a swim.

- Go up to La Clusaz for a ski, a horse carriage ride, sledging, snow shoeing, outdoor pool and enjoy lots of traditional savoyard restaurants and a great winter/mountain atmosphere
- Go for a long snowshoeing trail in Manigod, Semnoz or Confins,
- Try out ski nordic in Grand Bornand, Plateau des Glieres, Manigod or Semnoz
- Try the Spa du Pere Bise in Talloires village for a truly unique experience

House rules
- Arrivals from 4pm and departures no later than 10am
- House Strictly non-smoking
- Children must be supervised at all times, especially whilst in the garden and in the pool. The Owner and his representative can in no way be held responsible for an accident and damages that may occur at the property during the guest's stay ; A full insurance cover is required to include: personal cover, public liability, fire and water damages - Please read and approve the T&C provided before booking.
- No parties or celebrations without the prior written consent of the Owner or his Representative. Local noise regulations apply. Drug use on the property and alcohol abuse are strictly forbidden.
- Pets are allowed but prior written consent from the Owner or its respresentative is required.
- Young adult groups must be accompanied by responsible adults who assume all responsibilities for the group.
- Approximately 2 weeks prior to arrival and after the reservation has been finalized, the Tenant will be provided with a handbook with all the details of the facilities as well as our recommendations for activities and information on local life and facilities.
- The tenant will have to dispose of his own garbage according to the regulations imposed by the municipality regarding recyclable waste. Financial penalties may occur if this is not taken into account.
