The house is arranged over 3 levels .
Entry is from the parking level that can hold 3 cars. Up one flight of stairs and you enter a lobby with spacious open plan living, office, dining and kitchen area. The kitchen is high spec with every convenience including 2 ovens, large separate fridge and freezer, dishwasher and large breakfast bar. From this level you can access downstairs via a stairwell to a bunk room, TV room, separate very large master bedroom and large family bathroom. Both bedrooms open out onto a huge terraces with ping pong table and dining area. The upper level consists of 4 bedrooms - 2 queen bedrooms sharing one bathroom, 1 large master bedroom with superking bed and ensuite bathroom, and finally a bedroom containing 2 single beds or used as a double bedroom with large family bathroom. You have access to the whole house except lockable cupboards and the mezzanine area above the master bedroom We will do our upmost to greet you at the property upon arrival. Neighbourhood
The villa is located along the river traversing the village of Menthon-Saint-Bernard, in the are of "Les Moulins" and has amazing views on the castle. At the foothill of the Mont Veyrier , Les Moulins is part of the old section of village, with picturesque narrow streets and stone houses. You are only 5mn walk from the local bakery, 2 butchers, a small but great quality grocer, pharmacy, doctors, and the water front is only about 15mn walk.

- Strictly non-smoking house
- No parties or celebrations without the prior written consent of the Owner or his Representative. Local noise regulations apply. Drug use on the property and alcohol abuse are strictly forbidden.
- Arrivals from 4pm and departures no later than 10am
- Pets are not allowed unless prior written consent is given by the Owner or his Representative
- Young adult groups must be accompanied by responsible adults who assume all responsibilities for the group.
- Approximately 2 weeks prior to arrival and after the reservation has been finalized, the Tenant will be provided with a handbook with all the details of the facilities as well as our recommendations for activities and information on local life and facilities.
- The tenant will have to dispose of his own garbage according to the regulations imposed by the municipality regarding recyclable waste. Financial penalties may occur if this is not taken into account.

Notes
All our properties will follow the very strict government guidelines in terms of cleaning. Our laundry is clean by professional cleaners, also implementing the Government rules and using eco friendly produces whenever possible. The environment is precious to us, and you will appreciate, whilst staying with us, how fortunate we are to benefit from such pure waters and magnificent landscapes. We will therefore call to your attention to avoid wastage (electricity and water) and to recycle your waste whenever possible. All the information will be available in the Welcome Folder available at the property.
