The Talloires Lakehouse is a beautiful architect-designed modern chalet, with stunning lake and mountain views.
The Chalet is situated in the village of Talloires, 5mn walk downhill ( a little longer on the way back :-) into the picturesque village centre and lakeside. Shops, bars and restaurants, tennis, minigolf, paragliding, watersports, hiking are all within walking distance.

This advert is for the rental of the main house only: The first, second and attic floor of the house (The Lakehouse ) are yours. An extension with a stunning 6th double bedroom with lakeview and small office is also available to rent with the house for a supplement.

The Talloires Lakehouse was extensively renovated in 2017. A modern, light, Scandinavian feel was chosen with white walls, oak floors and polished concrete flooring and large windows overlooking the lake and mountains.

A large open-plan kitchen/living/dining area traverses the entire front of the house, with amazing lake views. The kitchen has brand-new, top-of-the-range equipment, granite worktops and island unit. Sliding doors open onto the lakeside terrace with spectacular lake views and a bar to enjoy your sundowners. A TV den with home-cinema, a second kitchen/utility room and WC complete this floor.

Upstairs there are 5 bedrooms, of which 3 have spectacular lake views. The master bedroom has an en-suite bathroom with bath overlooking the lake. 3 of the other bedrooms have shower facilities. There is also a shared bathroom and WC. So a total of 3 double bedrooms and 2 twin rooms on the first floor.

Should you need a 6th bedroom, the annexe room on the lower ground floor contains a double bedroom, an office room and a toilet and basin area (no bathroom). To have access to this space, please rent for 12 people.

Please note that there are a further 4 beds (2 sets of bunkbeds) in the attic. This is not a bedroom (no door, no blinds). It is an open-plan dormitory/games/fitness space, intended for larger groups. This space may be rented for older kids and teenagers. An additional price of €15 per person per night will be charged upon arrival. Please let us know if you wish to use this space.

The enclosed Alpine garden with swing set, trampoline and rope swing is perfect for kids to run around and let off steam. Leaving the adults to relax on the terrace and enjoy the lake and mountain views!

Since this is a shared space, we kindly ask all our guests to respect 'Quiet time', both inside the house and on the terrace, between 10pm and 8am. You will also share the garden and parking area. You may park up to 3 cars should the apartment below be rented.

AROUND US / THINGS TO DO:
The great plus of this house are the amazing views over the lake and surrounding area and the proximity to the village center and cycle lane. You are approximately 5mn walk to the village center and 10mn walk to the lake where you will find the village beach with diving boards and plateforms to jump from, paddling pool, volley ball pitch, a great pizza place, live music etc. . The nearby nautical center where you can hire paddle boards, kayaks, pedaloes etc

In town you will find a fine bakery, a grocer, newspaper shop and a cycle café where you can hire bikes from. There are also very many restaurants. Warning: from mid october a number of restaurants and waterfront activities close for the winter season.
Talloires also has its own little cinema, showing blockbusters as well as more independant films, French and VO.

Just at the bottom of our lane is the cycle lane that goes all around the lake, now fully secured. It is a great run for all the family and you can easily reach Angon and its lovely beach and the south of the lake and stop anywhere along the waterfront to enjoy a swim.

**PLEASE NOTE FOR SUMMER 2024

Further renovation works will take place in Jan-june 2024, the following works will take place:

1. The attic will be converted into a master suite, consisting of a king-sized double bedroom, ensuite bath, shower and WC, extensive storage and a roof terrace and balcony offering exceptional views of the lake and surroundings.

2. The existing terrace on the main floor will be doubled in size to run the whole length of the front of the house, offering expanded space for dining, BBQ and relaxing.



The enclosed Alpine garden with swing set, trampoline and rope swing is perfect for kids to run around and let off steam. Leaving the adults to relax on the terrace and enjoy the lake and mountain views!



The property is managed by Lacmontagne Properties and its fully bilingual conciergerie in Annecy available to you throughout your stay to make sure everything goes smoothly during your holiday!

Neighbourhood

Talloires is a typical little French village with a lot of character! It's a paradise for nature, sports and food lovers.
Winter sports lovers can enjoy the family ski resorts of La Clusaz and Le Grand Bornand (45 mins) or smaller local resorts Montmin (15 mins) and La Sambuy (30 mins). Chamonix, Meribel, Courchevel and Val d'Isere are 1h15-1h30 away.

Set on the lake but with woods and mountains just behind, Talloires offers a huge range of exciting activities including water-sports, paragliding, canyoning, hiking, mountain-biking, road-biking. A 42 km cycle path goes around the entire lake.

Talloires beach is a great spot to relax and enjoy the lake. Kids love the paddling pool, slide, children's pool, diving board, swimming platform, table tennis tables and sandpit/volleyball pitch.

A range of restaurants will keep you entertained in the evening from the Savoyarde on the beach with its amazing views and delicious pizzas, to ultimate gourmet and romantic dining experiences at Michelin-starred chef Jean Sulpice’s Auberge de Pere Bise and the more traditional Hotel de l’Abbaye.

House rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm & Check-out by 10am, unless otherwise agreed in writing with the property manager.
- Pets are prohibited unless approved beforehand
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group.
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival.
- A comprehensive holdiday home rental insurance is required to rent the property

Notes

All of our properties will follow very strict government cleaning guidelines.
Our linen is cleaned by professional laundry services, who also apply government rules and use environmentally friendly products wherever possible.
The environment is precious to us and you will appreciate, by staying with us, the chance we have to benefit from such pure waters and magnificent landscapes. We will therefore draw your attention to avoid waste (electricity and water) and recycle your waste as much as possible. All information will be available in the welcome folder available at the property.
